Large houses to rent for Christmas

Christmas week is won in the kitchen.

Look for enough oven and fridge space to feed the number of people coming, and a kitchen where two people can cook together without stepping on each other’s toes. Check that the dining table really seats everyone and that the main living room has enough proper seats.

Parking matters more than it sounds, particularly when everyone is arriving from different directions. So does a ground-floor bedroom if anybody would rather avoid stairs several times a day.

If a fire is part of the picture in your head, check that it can be used and whether logs are provided. Discovering that the nearest place selling firewood is closed on Boxing Day is the kind of festive activity nobody requested.

It is also worth checking the nearest shop, its opening hours and whether supermarket deliveries reach the house. Rural is lovely. Rural on 27 December, with no milk and fourteen people making tea, less so.

A hot tub earns its place in December. Cold air, warm water and somebody insisting they will get out in five minutes.

If you want both a hot tub and a house for twenty or more, filter for the two together from the start. Combining a high guest capacity with a particular feature will narrow the choice, and it is better to know that before the group becomes attached to twelve different houses.

Check any usage rules on the individual listing too, including opening hours, age restrictions and whether towels are provided.

The dog question has a habit of appearing after the first shortlist has already been shared.

Many group houses welcome dogs, but the details matter. Check how many are allowed, whether there is a charge for each one and whether any rooms or outdoor areas are off limits. “Dog-friendly” can mean one small dog or the full muddy delegation, depending on the property.

If a secure garden matters, confirm that separately. An enclosed garden in a listing is not always enclosed enough for a dog with a personal interest in local wildlife.

New Year often has a different rhythm from Christmas. The stay may be shorter, the group may be made up of friends arriving from other plans, and more of the time is spent together in the same room.

That puts communal space near the top of the list. A large kitchen, a table everyone can gather around and one living room big enough for the whole group may matter more than perfectly equal bedrooms.

Minimum stays and changeover days around New Year can differ from the rest of winter, and each owner sets their own terms. Check them before presenting dates to the group as settled. Reopening a date discussion is rarely anyone’s idea of a strong finish to the year.

Plenty of houses work well for either Christmas or New Year. The best choice usually comes down to how long you are staying, who is coming and whether everyone can comfortably spend an evening together.
