Large group accommodation in the Lake District

Big houses in the Lakes, for groups of eight people or more.

The Lake District does big groups well. It has the old farmhouses and country halls a large party needs, the sort of place with a long kitchen table, a wood burner, and enough bedrooms that nobody draws the short straw. Nothing here sleeps fewer than eight, and several of the halls open up, a barn or cottage at a time, up into the twenties. Some sit close to the water around Windermere and Ullswater; more are out in the quieter country to the east, around Penrith and the Eden Valley. Most take a dog, and with the fire going by teatime the weather outside stops mattering much, which is why groups come up here in November as happily as July.

Where in the Lake District to base a group

For a group, the central lakes are the natural base. Around Windermere and Bowness you have the biggest lake, the boats, and pubs and places to eat within easy reach, which matters when you are feeding a crowd. Ullswater, over to the north-east, is quieter and good for walkers, with Helvellyn and the low lakeside paths both close by. Keswick, Ambleside and Grasmere are the classic walking bases deeper in the park, though the big group houses cluster more around Windermere, Ullswater and the country to the east. A little to the east, the Eden Valley and the country around Penrith are calmer again and quick to reach off the M6, and this is where some of the grandest houses for a big group sit, a short drive from the park rather than in the middle of it. Wherever you land, you are rarely far from a lake, a fell and a pub with room for everyone.

Large waterside & lakeside cottages in the Lake District

A place right by the water is what a lot of groups picture when they think of the Lakes. Some of these homes deliver exactly that, mostly around Windermere and Ullswater, near enough for a swim, a paddle or a boat before the day gets going. Plenty more sit in the quieter country east of the park, trading a shoreline spot for more room, which for a bigger group is often the better deal.

Groups of cottages on one site (too big for one house?)

Not every group fits under one roof, and in the Lakes you do not have to force it. Several of the halls and farmhouses up here are set up for exactly this: take the main house on its own, or add an adjoining barn, cottage or stable block for more beds, so the party grows into the space without splitting up across the area. It is a booking per part rather than one for the lot, but the payoff is the whole group on the same site instead of spread between places. Prefer everyone under one roof? The homes that sleep 12 and the homes that sleep 20 are the place to look.

Large dog-friendly cottages in the Lake District

The Lakes are made for dogs, all that open country and cold water, and most of these homes are glad to have one along. A few do not take dogs, and most that do keep the number to a couple, so give the listing a look if the dog is coming too. After that comes the easy part: the walks start at the door and there is usually a pub nearby that does not mind the mud.

Frequently asked questions

Where in the Lake District is best for a large group?

Most groups base themselves around the central lakes. Windermere and Bowness are handiest for the water, the boats and places to eat; Ullswater is quieter and better for walkers. If you want a grander house and do not mind a short drive into the park, the Eden Valley and the country around Penrith have some of the biggest, and they are quick off the M6.

What if our group is too big for one house in the Lake District?

Then take a place that opens up. Several of the halls and farmhouses here let you book the main house plus an adjoining barn, cottage or stable block alongside it, so a bigger party stays together on one site instead of splitting across the area. Each part is a separate booking, but the group ends up in one spot.

Are the large Lake District houses dog-friendly?

Most are. The majority welcome dogs, which fits a part of the country built for long walks and cold-water swims. A few do not, and those that do usually keep the number to a couple, so check the listing before you book if the dog is part of the group.

How does Flock work, and how do I book?

Flock brings together the houses that actually work for a group, the big ones that take the whole party in one place, so you are not opening ten different sites and scrolling past two-bedroom cottages to find them. When you find one, you book it directly with the home's owner or agency through the link on the listing, at their price, with nothing added on top by us. What Flock adds around that is the organiser's side: our group trip planning app gives whoever is arranging things the tools to get everyone off the fence, so the trip actually happens and they are not left chasing the group alone.

How far in advance should you book a large group house in the Lake District?

Earlier than you would for two. The big houses go first, especially over summer, the school holidays and the Christmas and New Year weeks, and the largest tend to book up the furthest ahead. If your dates are fixed, it pays to get the group to a yes sooner rather than later, which is the part Flock is built to help with.
