Sutton Barton Farmhouse

Sutton Barton is a Grade II listed farmhouse on a working farm in the East Devon countryside, inside an Area of Outstanding Natural Beauty. Honiton, a market town known for its lace, pottery and antiques, is four miles away. You take the whole house, for up to 16.

The sitting room has beamed ceilings, panelled walls and an open fireplace with a wood-burning stove. The dining room keeps its original fireplace, which dates back to 1591, along with a stained-glass window and a single table that seats all 16. The farmhouse kitchen looks out over the courtyard. It has a range cooker and two dishwashers, and there's a small breakfast room a few steps away.

Upstairs, all six bedrooms have their own bathroom, and two of them have antique French beds. One of the two family rooms is reached privately from the games room, where there's a full-size snooker table, a pool table, table tennis and a skittle alley. The games room opens onto a sheltered patio with a barbecue, a sauna and two six-seater hot tubs.

Beyond the kitchen, a gravelled courtyard climbs through terraced gardens to about an acre of lawn that wraps round the house. There's a play area with a sunken trampoline, swings and a sandpit, and a two-mile bridle path winds round the farm.

There's off-road parking for eight cars, and two dogs are welcome for a small extra charge.
