About this property
Kipling House Barn is a converted granary on a working farm on top of the Yorkshire Wolds, with long views towards the River Humber and about 22 miles from York. Hind Cottage, a three-bedroom farmworker's cottage on the same farm, can be booked with it for bigger groups.
Downstairs, the day room and farmhouse kitchen have a wood burner, a table for 16 and doors onto a walled courtyard garden with an eight-person hot tub. A second living room upstairs has floor-to-ceiling windows over the Wolds.
All eight barn bedrooms are en suite, including a family room with a bath and a ground-floor accessible room with a wet room. The cottage has two king rooms and a single with a trundle bed for a child, an open-plan kitchen and living room with a log burner, and its own lawn.
Hen parties are welcome; stag groups need the owners' approval before booking.

Your group
- Groups: Hen parties are welcome. Stag groups only with the owners' prior approval, so ask before booking.
- Lead guest: The lead guest must be 18 or over.
- Parties and events: No parties in the house or grounds.
House rules
- Check-in: From 4pm.
- Check-out: By 10am, or 2pm on a Sunday.
- Quiet hours: Keep noise to a minimum, especially after 10pm. The neighbouring homes are lived in by families.
- Pets: Up to four dogs when the barn and Hind Cottage are booked together, £20 per dog per day, agreed when you book. No puppies, and not upstairs in the barn.
- Smoking: No smoking or vaping indoors. Smoking is allowed in the courtyard, away from the hot tub and the doors.
- Hot tub and pool: Out of the hot tub by 8am on departure day. It may not be ready until 8am the next day, depending on when the previous guests leave.
- Damage deposit: £700, refundable, paid with the balance.
- The farmyard is off limits unless the owners say otherwise; children must be supervised at all times.
- No fireworks or fires.
Booking and practical
- A 25% non-refundable deposit when you book, and the balance eight weeks before arrival. Bookings made within eight weeks are paid in full.
- Minimum two nights, or three when arriving on a Thursday. No arrivals on Sundays.
- Parking: Eight cars, on site, and 3 or more at Hind Cottage
- The barn's ground floor is all on one level, with ramped access to the front door.
- Hind Cottage's bedrooms are all upstairs, and there are two steps inside on the ground floor, so it does not suit less mobile guests.
- Children: Two travel cots and mattresses on request (bring cot linen); two high chairs in the barn, and more on request for Hind Cottage
