About this property
Melmerby Hall is a Grade II listed manor house in its own sandstone-walled grounds, entered through an arched gateway at the edge of the village. Stag Cottage, a 17th-century sandstone cottage with mullion windows and an inglenook, stands in the grounds and joins the hall by a passage with lockable, soundproof doors.
The hall has a drawing room, an oak-panelled library and a dining room, each with an open fire (the dining room's was salvaged from a local castle), plus a family living room and a billiards room with a full-size table. The cottage has its own kitchen, a dining room seating six and a sitting room with a wood-burning fire.
The 25 acres of wooded grounds take in an archery lawn, walled vegetable gardens, a Victorian castle folly and a stream off the River Eden with a picnic spot and stone barbecue. It's in the foothills of the North Pennines, close to the Lake District National Park and Ullswater, and there's a pub a mile away in Melmerby.
The stay is Melmerby Hall, with nine bedrooms, and Stag Cottage, a self-contained cottage in the grounds with three, joined by a connecting passage with lockable soundproof doors.

- Hen and stag parties aren't allowed.
- Wedding enquiries must go through the office.
- Groups of under-21s must tell the provider when booking and may be refused.
House rules
- Arrival from 4pm and departure by 10am, unless you're told otherwise.
- Pets: Dogs welcome, small additional charge per dog, kept to the ground floor and off the furniture
- The listing gives two different dog limits, up to four in its description and three in its summary; confirm how many dogs you can bring before booking.
- No fireworks, except on 5 November and New Year's Eve.
- No smoking, including e-cigarettes.
- Dogs must be controlled and supervised at all times, never left alone in the property, and kept out of the bedrooms and off the furniture.
Booking and practical
- Hot tub hire: The owners are happy for you to hire a hot tub from a local company, and add a £30 surcharge for the extra water and electricity
- Kirkbride Hall, which sleeps eight, is also within the grounds.
- Parking: On-site parking for both the hall and the cottage
- Logs: Complimentary logs, kindling and firelighters
- Bedding: Duvets and pillows are feather filled; ask before arrival to swap them for polycotton, free of charge
- Catering: A catering service is available by arrangement
- EV charging: Two EV chargers on site, shared between the five properties at Melmerby; you pay by QR code
- Children: Travel cot, highchair and stair gate on request; babysitting by arrangement
- Charge electric vehicles only at the chargers provided, and never connect an unauthorised charging cable to the house's electricity supply.
