About this property
Hill Farm Massingham is three converted barns, Fallow Folly, The Owl House and Red Stag Lodge, set in parkland at Little Massingham, a stone's throw from Great Massingham. A herd of fallow, sika, axis, barasinga and red deer roams the park and comes right up to the windows on its way to the pond.
Each barn has its own kitchen and sitting space, and The Owl House's open-plan room has a wood burner and a 16ft table that seats all 31. All 11 bedrooms have an en suite, and nine of them are on the ground floor. The indoor pool and sauna are shared with other guests, with times allocated to each property, and the tennis and pétanque courts are shared too, with tennis slots booked when you arrive.
Great Massingham has a big green, duck ponds and a village shop, and its pub is a 10-minute walk away. The North Norfolk coast, with Brancaster, Holkham and Wells-next-the-Sea, is a 25-minute drive.
The stay is three interlinking barns: Fallow Folly (sleeps seven), The Owl House (sleeps 10) and Red Stag Lodge (sleeps 14).

Your group
- The provider can refuse bookings from groups under 21 and from hen or stag parties, and you must say when booking if your group is either.
House rules
- Arrival from 4pm and departure by 10am, unless you're told otherwise.
- Pets: Up to six dogs, small additional charge, on leads at all times, as deer roam the whole property
- On arrival you'll be asked to sign a declaration with the owners covering use of the pool and sauna, time around the lake and the parkland's wildlife rules.
- No smoking, including e-cigarettes.
- Dogs must be controlled and supervised at all times, never left alone in the property, and kept out of the bedrooms and off the furniture.
Booking and practical
- The owners' own home is in the same grounds.
- There's external CCTV via Ring doorbells.
- Parking: Secure, floodlit parking in the courtyard next to the barns
- Towels: Bring your own towels for the pool
- Coffee: Bring your own pods for the Nespresso machines
- Water: The property has a private water supply
- Approach: Reached off Rudham Road out of Great Massingham, up a long drive and over a deer grid into the park
- Pool and sauna: The indoor pool and sauna are shared with other guests but used privately, in slots allocated to each property every day and on a couple of evenings a week; open all year, with the pool at about 29 degrees
- Tennis: The tennis and pétanque courts are shared with other guests; tennis slots are booked through the booking system when you arrive, and rackets and balls aren't provided
- Children: Travel cot and highchair on request, chosen when you book; bring your own travel cot bedding
